In this step we:

  • Gather your information

  • Discuss project details and scope in preliminary detail

  • Answer any questions or address any concerns you may have

  • Determine if your unique project is a fit and set up an initial consultation

INTRODUCTORY MEETING

INTRODUCTORY MEETING
In this step we discuss:

  • Your wish list 

  • Your details and features  about the project

  • The information about the existing house conditions, lot size, access, etc.

  • The budget and timelines 

SITE VISIT

SITE VISIT
In this step we:

  • Walkthrough the site to review scope of work in more detail, confirm measurements, structural elements, and any issues.

  • Take photographs

  • Discuss key project timelines

DESIGN CONSULTATION 

DESIGN CONSULTATION
In this step, you will:

  • Meet with our Architect to discuss initial parameters about the project. Architect will review the survey, site documentation, and inspirational images to get a better understanding of your style.

  • Receive rough-sketches of layouts and elevations to get a solid grasp of the project

  • Be briefed on  initial zoning by-law review  and  we will outline permitting timelines 

AGREEMENT

AGREEMENT
In this step we:

  • Review and finalize the proposed contract which will outline the entire scope of work and will  include : project scope, finish allowances, payment schedules, warranties, etc.

DESIGN DEVELOPMENT

DESIGN DEVELOPMENT
In this step, we will:

  • Meet to finalize the design including all plans, elevations, and site plan.

  • Preparation of 3D computer generated rendering

CONSTRUCTION PLAN AND BUDGET CONFIRMATION

CONSTRUCTION PLAN AND BUDGET
In this step,  we will meet again to discuss:

  • The updated budget based on the Architectural plans as to date

  • If needed, revisions to the drawings to be discussed to adhere to the original budget

  • Ideas and suggestions to the structural, mechanical, and architectural drawing package in order to remain on-budget

  • Overall costs and finish selections plus any construction related issues that may affect timelines

  • Following drawing package approval and final budget sign-off, Building permits will be submitted

CONSTRUCTION STARTS

CONSTRUCTION STARTS
In this step, we will:

  • Have the initial site meeting with to get organized on timelines and any further site issues

  • Set-up initial materials, safety equipment, disposal, fencing etc.

  • Discuss overall construction schedule and key milestones

DURING CONSTRUCTION

DURING CONSTRUCTION
In this step, we will:

  • Be in constant communication through where clients can view progress, pictures, and descriptions

  • Conduct office and site meetings to discuss key milestone completions and overall schedule

  • Conduct site visits from Architect, Engineer, and building inspectors to confirm structural elements

CONSTRUCTION IS COMPLETE

CONSTRUCTION IS COMPLETE
In this step, we:

  • Conduct the final cleaning and presentation

  • Turnover complete package with all drawings, documents, payment receipts, and sign-offs

  • Review of warranty and inclusions

  • Discuss continuous service work and communication during the entire warranty period

  • Discuss annual site visit to make ensure all mechanical systems are working correctly
